M2 Decor 4 Bedroom BTO HDB unit Renovation Journey

Floor space: approx. 950 sq ft | Home Type: 4 Bedroom HDB

Scope of work: Hacking works/ Electrical works/ Painting works/ Carpentry works/ Ceiling works/ Plumbing works/ Masonry works/ Glass works/ Tabletop works

A chic and modern Victorian concept is a popular choice for a stylish HDB transformation. We turned this high ceiling 4 Bedroom HDB unit into a home with the likes of a condo. The transformation resulted in a flexible living space, contemporary walk-in wardrobe and full height TV feature wall and settee amongst other unique and interesting features. Our clients absolutely loved our take on the traditional beading wall with black and white touches as well as their new bifold glass partition that made this home truly versatile and one of a kind.

Here are the key features of this 4 Bedroom HDB Renovation:  1. Flexible living space2. Walk-in wardrobe3. Capitalize on the high ceiling4. A modern Victorian concept

1. A truly flexible living space

A 4 Bedroom HDB unit comes with 3 bedrooms - 1 en suite bedroom and 2 common bedrooms. For the 1st design brief, the homeowner requested for a flexi-space which can double up as an extended living area and a guest room if required. With this, the partition between the bedroom and living room had to be removed prior to tiling works.

Partition removed and Tiling works commence.

If you notice, the ceiling is high. We need to form a metal structure to create a structural bulk head to reinforce the top-track-only glass bifold doors (because it is really heavy). The bulkhead also acts as a platform for the aircon pipes to mount and run on.

And finally, here is the end product of the multi-functional flexi room.

2. Walk in Wardrobe

Creating a walk-in wardrobe in a small space can be really challenging. To us, the idea of a walk-in wardrobe should be a semi-private area; an area that you can walk into and at the same time have sufficient natural inflow of lights and ventilation for both the walk-in wardrobe and the main bedroom area. As such, a partition was created to create a corridor space, bathroom and the walk-in wardrobe. The partition also doubles up as an area to place the aircon.

To maximize useable space, we incorporated a corner accessible compartment.

Here is the end result of this wardrobe space - a semi private wardrobe fitted into a small area. It's the perfect addition to the bedroom.

3. Capitalize on the high ceiling

It is very rare that a HDB flat comes with a high ceiling - up to 3600mm height. A standard HDB ceiling height ranges from 2600mm - 2800mm for high floors. Older HDB flats can be as low as 2400mm height.

The high ceiling allowed us to create a false ceiling which gave us the flexibility to do a few things. The first was that it gave us the ability to mount a ceiling fan without making the ceiling feel low. Secondly, it enabled us to create downlights that could allow the owners to maintain light bulb/fans at an acceptable height in the event the lights fused.

Here is the end product with a false ceiling. Final height: 2800mm accessible which the owners loved that it is now accessible by the standard off the shelf ladder.

4. Modern Victorian space

They say a kitchen is the heart of the home. To complement this chic Victorian style home, We lined the kitchen with cornflower grey on the cabinetry, textured white brick tiles and gold knobs for the cabinet doors.

For the living space, we introduced simple groove lines and shaker style cabinetry doors.

Overall, we are really grateful for this rare opportunity to transform a high ceiling HDB unit. We love that the owner felt their home had the likes of a condominium after completing this renovation!
