A chic, modern Victorian concept brings a refined yet contemporary edge to this BTO renovation for a 4-room HDB. Taking advantage of the home’s high ceilings, we reimagined the space to reflect the comfort and sophistication of a private condominium.
The HDB transformation introduces a flexible living layout that adapts seamlessly to different needs, alongside a sleek walk-in wardrobe, a full-height TV feature wall, and a custom-built settee that anchors the space.
Classic Victorian detailing is reinterpreted through elegant beading walls, contrasted with striking black and white accents for a timeless yet modern finish. A bifold glass partition further enhances versatility, allowing spaces to open up or close off as needed, resulting in a home that feels both distinctive and highly liveable.

Flexible Space Planning for a 4 Room BTO
In a typical 4-room BTO layout, the space needs to support both daily living and occasional needs. Flexibility becomes essential. For this interior design for a 4-room BTO flat, the homeowner wanted a multi-functional room that could extend the living area. This serves as a work zone, or can be converted into a guest room when required.
To achieve this, the partition between the bedroom and living room was removed and replaced with a bifold glass partition, allowing the space to open up fully or be enclosed when privacy is needed.

If you notice, the ceiling is high. We need to form a metal structure to create a structural bulk head to reinforce the top-track-only glass bifold doors (because it is really heavy). The bulkhead also acts as a platform for the aircon pipes to mount and run on.


And finally, here is the end product of the multi-functional flexi room.

Walk-In Wardrobe Ideas
Creating a walk-in wardrobe in a small space can be really challenging. A walk-in wardrobe in a compact bedroom requires careful planning to avoid making the space feel enclosed. In this design, a partition was introduced to carve out a narrow corridor that leads to both the bathroom and wardrobe area, allowing for clear zoning without overcrowding the room. The layout maintains natural light flow and ventilation between spaces, while still providing a sense of privacy. The partition also serves a practical purpose by housing the aircon, making efficient use of what would otherwise be unused vertical space.

To maximize useable space, we incorporated a corner accessible compartment.

Here is the end result of this wardrobe space - a semi private wardrobe fitted into a small area. It's the perfect addition to the bedroom.

How a False Ceiling Improved Function and Finish
In most HDB flats, ceiling heights typically range between 2400mm and 2800mm, which can limit design options. In this interior design for a 4-room BTO flat, the unusually high ceiling of up to 3600mm created valuable planning opportunities. By introducing a false ceiling, we were able to achieve a more refined lighting layout with well-positioned downlights, while keeping fixtures at a practical and accessible height for maintenance. It also allowed us to conceal air conditioning piping and services neatly for a cleaner finish. At the same time, the added ceiling depth ensured that a ceiling fan could be installed comfortably without making the space feel low, improving both airflow and overall spatial balance.
Here is the end product with a false ceiling. Final height: 2800mm accessible which the owners loved that it is now accessible by the standard off the shelf ladder.
Modern Victorian Styling for a 4 Room BTO
They say a kitchen is the heart of the home. To complement this chic Victorian concept, we introduced a softer, more contemporary take that suits a BTO flat without feeling overly ornate. Cornflower grey cabinetry sets a calm, elegant base, paired with textured white brick tiles to add subtle depth without overwhelming the space. Gold knobs bring in a refined accent, offering just the right amount of contrast.


By keeping the palette light and details restrained, the design captures the essence of Victorian styling while maintaining a clean, modern feel. This approach ensures the kitchen remains visually timeless, yet practical and well-balanced for everyday living in a 4-room BTO.


Overall, we are really grateful for this rare opportunity to transform a high ceiling HDB unit. We love that the owner felt their home had the likes of a condominium after completing this renovation!
